Others have asked, so, is my price too high?

Gave a bid to a small G.C. for a commercial build out on a lease space next door to a space they already have. Space 1 is a bakery & coffee shop. Space 2 will be deli. Space One has a full 400 amp 3? 120/208 panel. Space two can get by with a 200 amp 3?. Space 2 gets 4 x 20 amp 1? display case, 1 x 20 amp 3? walk-in cooler, 1 x 20 amp 3? saw, 1 x 60 amp 3? A/C, 6 x 20 amp counter top circuits. Lights, exits, and other stuff are existing. My price: $5400.00 permit and all.

Owner gets his own E.C. for $4800.00 and the G.C. calls to tell me. He then chuckles and says that the other E.C. did not mention the display cases or permits in his bid.
 
so your not out of line, just missed the price by a couple hundred. He may have called his guy and asked if he could have beaten your price. The other guy may not be paying for the permit and may not be running circuits for the display cases. You can't get every job. If you are your bidding to low.
 
a lot of GC's price around, most of them want the lowest possible pricing, more money in their pocket, yourprice may have been ok, just not eniough for him to change.
 
You gave your price to the GC around here it is common practice for the GC to mark up your bid to the owner. so when the owner called his EC you lost but so did the GC. I have lost jobs this way but I just move on.

How did the GC lose?
He had 2 bids, but just used the lower number for the owner and marked it up MORE.

The G.C. sounded a little put off about the whole thing. He said that he has another he wants me to look at. Maybe he is up to something, but I agree with the deli tab!

Have you considered the "no free estimate, cost of estimate applied to/taken off bid IF awarded" concept?
 
Oh yeah... My loaded E350 Van sucks gas. His project was just across town. (10 miles or so) I just raised my hourly rates. But the "free estimate" is gonna go next, I think.

Free estimates were history 1/1/06...my rate went up 4/15 (right after taxes were done).
