I have been trying to find ways to make residential estimating for new constitution and remodel work. Does anyone use a basic list of typical electrical installs that they use to determine a cost for a job? If so are you willing to share?

I think I would like to provide a pricing list for add ons to the customsr and havee them sign along with the estimate. It slways seems that I end up doing twice as much work as what my original estimate was. Then you hit them with the changes and they freak out.

If I had them sign something in the beginning with pricing on it for changes it may make things smoother.

Resi Estimating

The contractors success software mentioned previously is more designed for electric "service" work, not construction or remodel. Pricing your resi jobs with this software will usually provide you with a quick trip trip to the front door and a "Thank you for you time, but this seems way too high" type of a response from the homeowner.

I would recommend contacting Vision Infosoft and inquire about their EBM software for resi construction/remodel estimating. I use the EBM with great success for my "construction" bidding.

I also use NSPG for flat rate pricing with great success as well, but the flat rate pricing is designed more for "service repairs" rather than electrical construction.

The secrete for both types of software is to determine your cost per hour for each level of business, construction or service. Typically, your efficiency rate will be higher doing construction work rather than service repairs. This is due to more job set ups and travel to multiple site during an 8hr day. On construction projects, you typically set up the job with tools and materials and stay the whole day. This allows greater efficiency which permits the unit cost for each task to be lower than a "service repair". Service repairs require multiple set ups, travel, discussion with customers, and paperwork, which lowers overall efficiency. You need to charge a higher price for each task to cover the overhead expense for the added steps with service work.

The are a number of good software systems to facilitate the proper pricing strategy you are looking for. Your success will be determined by how accurate you can determine your hourly cost for each of the two types of electric work you intend to perform, construction or service.

Both allow for setting up pricing for tasks at different labor rates. You can adjust ES2 now named CS2 I think, for remodels or new construction work. It is not just service calls, although most things listed as tasks are pretty much designed around service calls and not so much around new construction.
