Wanted to get some feedback from you guys regarding a job I’m bidding.
Client has a 3 story building.
He wants to gut the 2nd and 3r floor and turn it into 6 apartments (3 per floor).
each floor will have 2 - 2 bed room apartments approx 1000sq ft. And 1 - 1 bed room 650sq ft
The existing load center on second floor is 1- 175amp 30 space panel and 1- 100 amp 20 space panel. 3rd floor has 1-150 amp 30 space and 1- 100amp 20 space panel.
The owner is planning on paying all utilities for the apartments.
I would love love to run separate feeders to each apartment and have 10 space sub panels but with the layout of the existing panels I don’t think I will be able to do that. Only high draw items are going to be a condenser and electric dryer for each unit. Other then that, basic lighting and outlets.
Would it be LEGAL to run feeds back to existing panels and just power my apartments there?
The panels are in a utility room and tenants will have access to it.
If I ran separate feeders to each unit, I would like to run 70 amps to each but I’m not sure with the condensers and dryers if that would be pushing it.
I know running new feeders from main utility room is the answer but he has asked me for ANY OTHER suggestions other then doing that.
