Think of an apartment building that has a rental office, a lobby, an elevator, and a "game room." None of the tenants is going to want to pay for the electricity used in these areas. The common term for such areas is "house loads," and there is frequently a separate "house panel" to serve them. When you do the calculation for the overall service, you get to apply demand factors for the total load on the set of apartments, and then you add the house loads at the end of the calculation. For example, since each unit will have its own range, you get to apply the demand factor of Table 220.55 to the total number of ranges in the whole building. But the loads used in the lobby or game room are accounted for separately.
