Here is the situation: Our normal GC has asked for a "ballpark" figure on a new house. I have 2 problems. One, the only set of plans so far are floor plans, no electrical (the engineer still working on them, I think). This is not normally a problem, as I have had to do this before on smaller houses, but my second problem is that this house is nearly 10,000 sq.ft heated. That is a huge ballpark. He asked me to price everyhting high-end (halogen recessed lighting, landscape and dock wiring, pool, closet door switches, chandelier lifts, decor devices and control dimmers, etc.) Not too mention a whole generator and ATS. (We do that one every day, so that is the least of the problems). We usually bid a basic sqft price plus extras, but I have no clue how to evaluate extras. I have no idea how many lights of any kind; outdoor, stair, kitchen, cabinet, flood, halls, not to mention no HVAC or motor specs. Any help? One of these days I am going to have to invest in estimating software, and I think that day may be now.
