Has anyone ever been able to give a solid price on a log home besides T&M?
Just curious because i would love to build one after our children are out of private school.

I would not touch them with a ten foot pole other than T&M - I have not done one, I have done simular work that was a PITA through timber, but was limited to areas. If I did them all the time I would have some clue, but I dont, and wont bid one.

Note the post above in the location of profile. Big Bear Lake - he probhably does nothing but log cabins there. Isn't that 50%+ of the housing in that area?

I don't think there is but a few within 50 miles of here.

Well not 50% but ptobably 10% anyway. We didn't make money on them at 1st but then I didn't make much on anything I did the 1st time. Education costs and pays you back in spades later on.

If you read my profile, you would see that I am a Licenced Ohio Contractor.
I was a member on here a few years ago and have been off work quite awhile but keep my licences up. Been doing this 25 years. TY

Thank you for your reply. when i was in business 5 years ago(b4 back injury),
I had 13 employees approx. and always was curious. TG i didnt now. I imagine switching is kept to a minimum.
 
I have wired a few log houses. All but one I was there from the time the first log was set to the last. This makes switches quite easy.

The log guys drill the holes and they are really good. Most of the log houses were built somewhere else and the holes are already drilled.

If you think it's time consuming to be there start to finish, try doing the wiring after it's all put together.

T & M always. Each house is so different.

Did business really slow down that quickly in your area? I'm sure a back injury didnt force a 13 person business to fail, unless you had 7 people in the office and 6 helpers, I guess that could be the case.
 
There are many different log kits/types. Ask the builder about his/her experience; if they don't seem too familiar you should be there frequently to make sure you don't get painted into a corner. I usually figure on 1 manhour per log opening extra time to drill the hole, fish the romex and route in the box. Planning is also critical. You will need to change the circuiting plan in many cases. If the builder is willing to fir out the kitchen walls it can save a ton of time and floor boxes can also speed things up. After doing several hundred of them I can usually bid them fairly accurately. I know it's not good practice but $8-$10/sqft usually works.

No sir it didnt but heres the brief story. With the condition my back is in, I sold out to my partner because i knew it was a possibility that I might have never been able to work again but, i dont give up.....ever! It wasnt fair to the apprentices or my partner so i sold out, needing the money to live. We both were working electricians and did office work on weekends and evenings.
Other then our secretery, no office overhead.
I now only do as my back allows and my ex partner and I parted with a great relationship. He actually sends me alot of the small work.
I now live day by day hoping God will let me continue for another 20 years. HAGD
