Reducing an existing Service size.

We are closing an Industrial site where we are a tenant of a multi-occupied building. The owner wants us to split and reduce the 800amp service into three 200amp (metered) feeders into the same space. Currently, the service is disconnected (w/OCP) on both sides of the metering equipment. Aside from what we feel we are "on-the-hook" for, would this be legal to do in the first place?
 
Sure you can reduce the service size as long as the services accommodate the calculated loads to be served. I assume the building code questions have already been dealt with.
 
In addition to any building code questions as Dennis mentioned, you might note 230.72(C) requires the service disconnect to be accessible to the occupant (There are exceptions) so location can be an issue
(since the existing service equipment is in one location)
 
First I don't understand what your on the hook for? :D Is there a contract in place for this - it?

The POCO might be well interested, I can only think to qualify and identify that the client wants to go with this. Isn't it most cases that the Owner of the property owns the service back to the trannie, or even the trannie itself sometimes?
Is there a house panel, will there be one required? Do any considerations need to be made for new energy code - state or regional? Is the owner under the green thought that there will be some money saved. Did you crunch the numbers to show them ?

I might be totally wrong but I thought the Ratio for the CT changed at 800 amps. The client should at least ask for new doughnuts. Then they might be well shocked with the new total numbers on this service!

Down sizing service in an industrial setting, just sounds so wrong! :mad:

I agree. The next tenant may want the available amperage. We've decided to meet the owner half way and pay for the service to be split into two 200amp packages. Not the best scenario but, that's how negotiating goes...THANKS TO ALL FOR YOUR INPUT! Happy Holidays!
