We are converting a residential structure built in 1935 to commercial office space. The electric currently has 100 amp service. Is 200 amp service required for a commercial application? We already know we have to rewire the house, but would like to save the additional money if 200 amp service is not required.

Thanks for the input.

What needs to happen is that someone must perform a service calculation (NEC Article 220) for the new office space. The amount of load is what determines the size of the service.

I guess it would depend on the county records, what is it listed as.A comm. building or a residence. That has to be determined 1 st.

In line with what Wayne is saying, if you change the occupancy, you have to change the wiring methods and size to match.

For example, you have an unclassified area in a service station that you were planning to convert to a maintenance area where open cleaning of parts were to occur. This area would now be considered a Class I, Div 1 area and the wiring would have to be changed to use explosion proof fittings. :D
