Secured 3 position switching for garage door

I have a friend that owns a business in a rather rough part of town, he has a metal gate that comes down behind the double doors of his storefront. Right now it is operating on a keyed 3 position (120v) switch from the outside. He is looking for another solution because he doesn’t want other employees to have to carry around a key to get in.

Does anyone have an ideas or products for this? Thinking something like a key fob or a keypad that can raise and lower the door. But I’m not sure how to do this without a interposing relay or a separate controller.

I would be willing to bet that the manufacturer of the gate has a perfect solution for this problem.

I'm not sure why a key fob is better than a key. Or why an interposing relay is a bad idea.
 
Probably going to be a little harder to do, if the key position has to be maintained while the door is being operated. (I assume). If the switch does not have to be maintained, then a garage door key fob will work, use a universal remote with relays. But since the
switch is 120 volt, I would say there is no safety beams or crush pad stops on this door, so a maintained contact would be required. A keypad could work, but it would require two outputs with two separate codes, but this would open up the owner to liability if the gate came down on someone.
