Service Calc/ Multi Use Building

I am sizing a service for a 4000 SF building. It has a total electric apartment, small garage and small office. I have calculated the load at 173 amps. The owner wants three meters, 200 for apt and 100 each for garage and office. Will the code allow me to feed this with a 200 amp service? The load Calc says I can but Article 230.80 reads like I may have to use a larger service. Any input would be appreciated.

230.79 and 230.80 will apply to each disconnect separately. You will have to do a load calc for each separately metered portion of the building and size the disconnect for that load. It is likely that the 3 separate loads will be larger than the 173 amps for the total building depending on how you did the load calc for the entire 4000SF. If your service calc is correct, 173 amps shouldn't be a problem, but with the information posted there is no way to tell.

I feel confident my load calculations are correct. What I am unsure about does the code allow me to install a 200 amp meter and panel and two 100 amp meter and panels and feed them with a 200 amp service. My load calc says 200 is large enough but if i read 230.80 right I may have to go larger. Is it saying I have to allow 100 for the residence, 60 for garage and 60 for office for the main service which woul total 220 or is it simply stating that is the minimum service allowed on each type of unit?
 
You are required to provide that capacity at each meter, but you do not need to provide the sum of the three for the service conductors coming in. I regularly do just what you are asking, for example install 4 100 amp meters and disconnects on a 300 amp service, as long as the total load on the service conductors is less than 300 amps.
