Good morning,
I have a customer with an existing building, the electrical was never done. The building is about a year old. All it has is a CT cabinet on the side wall so I assume it was intended to have a single meter. The customer wants to be able to break up into 5 units and a house panel. The building is empty and there are no known loads.
I did a load calc based on square footage and assumed Water heater, ACU/Heat, and show window.
100 amps per unit would suffice. However the customer wants 200 amp panel per unit. This confuses me when sizing the service. I assume(again) that the load served would be 160 amp per unit(200a x 80%=160). This would result in a 960 amp load on the service (160x6=960). I plan to use the CT cabinet as a j-box with lug blocks to connect 3 parralelled 400mcm cu. to each set of 3/0 cu. to feed each meter. Since there are six main disc. I would need no master disc.

The NEC calculation processes give you the minimum amount of load upon which you must base your service equipment. The customer can certainly ask for (and pay for) more.

You don?t need to assume that. You certainly can, and build in every bit of that capacity. But you are only required to build in capacity equal to the calculated load.
