Service size calculations for a "House" Museum

We are currently designing a new electrical service for a 20,000 SQ. FT. house "MUSEUM". I need help calculating the size. I am wondering if it qualifies as a home or, since it is a place of assembly, according to 518.2, do I need to calculate it as a commercial service? In case you are wondering, it is the Mary Baker Eddy House in Chestnut Hill, MA. Does anybody have any experience with this situation?

Interesting question. Do you know if they will be expecting 100 or more persons to be visiting the museum at the same time? If not, then 518 would not apply. Do you know if, after any remodeling is compelted, there will still be a kitchen, a bathroom, and a bedroom? If so, it would still count as a dwelling unit, and the appropriate calculation rules in 220 would still apply.

I should mention that I am in the middle of a similar design project. It is a house with some historic significance, and it is being converted into a museum. In my case, there will still be a kitchen ("break room" that includes a stove) and a bathroom. But the bedrooms are being converted into offices. So I did not calculate it or design it as a dwelling unit. It is too small for even 20 visitors at the same time, so 518 did not come into play.

I just found out that they are only giving tours to up to 5 people at a time so I guess 518 is out, thanks.
As for the other questions, our work will be part of renovations that I just received the following on:
The project?s goal is to restore the building to its appearance around 1910, with such exceptions as the basement renovation, the installation of new building systems, and the provision of accessibility.
My boss in convinced that we have to follow 220 for a commercial building. I am looking for solid ground to stand on when I tell him he may be wrong.
