Service Size

I'm planning on buying a house built in the 20s, and I'm concerned about the main breaker panel, mounted just below the power meter. The home inspector I hired says that the panel is only 20 amps and I need to have at least 50 amp service. What does the NEC say?

The NEC says 230-79(c) that a single family dwelling should have Service Disconnecting means of no lee than 100A 3-Wire.

The property maintenance code says for a dwelling to be habitable it would need a min of a 60 amp service. However if you change /up grade you would be referenced to the NEC like wmeek said you would be required as a min a 100 amp service

I quess the answer is if you in fact have a 20 amp service, you need to upgrade to a 100 amp

I don't know about your area, but I've heard that some Mortgage Companies or Loan Programs will not approve a loan on a Home with less than 100A service.

Bill I think you are correct, however I would think they are acting outside their authority.

Around here mortgage co. and Insurance co. do the same thing if a building has a fuse panel. As an inspector if a fuse panel is in good repair the only thing I see in the NEC that is of concern is the abuse of Edison-Base Fuses. However if you have a fuse panel it must go. Now on the flip side I see this as positive because a lot of this fuse panels are pretty old. I think the correct approach would be to only require an electrical system to be inspected and be in good repair and no evidence of abuse

240.51 Edison-Base Fuses.
(A) Classification. Plug fuses of the Edison-base type shall be classified at not over 125 volts and 30 amperes and below.
(B) Replacement Only. Plug fuses of the Edison-base type shall be used only for replacements in existing installations where there is no evidence of over fusing or tampering.
240.52 Edison-Base Fuse holders.
Fuse holders of the Edison-base type shall be installed only where they are made to accept Type S fuses by the use of adapters.

David,

You may be right. Maybe they feel since they are lending the money they want the House to meet certain standards so they won't have a problem selling it if the borrower defaults on the loan. What do you think?

Thanks for all the input. I have some ammunition now to get this corrected. I still can't believe that someone actually lived in this house and didn't burn it down. How could thay have run a frig, stove, and the blower for the gas pack without blowing fuses on a regular basis?

pwalters & bill, I just had an estimate call the other day that is close to this. The house had the 20A fuses and old knife sw for disconnect, the meter was on the back porch. The poco removed the meter, base & all, then cut the O/H to the house. They said they would not rehook until it was upgraded. Also have had several upgrades from 60A that the poco required before it would restore service.
