Hey Guys,

I had this guy call me to bid on some spec 2,400 sw ft houses and I came up with a price but it was interesting to see everyones prices before so I figured I would post this one and see what you all come up with.

Ok....those are the basics.....2,400 sq ft, 2 HVAC units one in attic and one in basement....both 60A.....breakers already at units.

I have already priced this...but figured it would be nice to see what pricing is around the country on a spec house...

Only supplying the recess lights in regards to fixtures....almost afraid to list my price ( hope conest did not screw me )....but I have done this size before and made money so figured I would see what you all come up with.

My old partner used to use the sq ft method..lol....he said about $2.92 a sq ft for our area.....

I need to see how you got the price you came up with.
As in a per item cost, itemized.
I don't itemize out material anymore.
Unit price per...then multiply the quantity.

Your material list is good for ordering material, but too much penny pinching on estimating.

Do you have anything elese you would like to give away? Your firstborn,your truck? You have your material down for a good punch list but your price is off IF you are supplying the material listed. You lol at your buddy who priced by the sq.ft. but he is only off your price by a small amount. I price by the sq.ft. but it is code min. all cans,extra three and four ways,ceiling fans,switched recp,closet lighting ect. are added in as extras. As far as the decora switches and plates i would compare price to standard verses decora and charge extra also. my area I would do it for $8400.00. by the way I do not supply smokes,vent fans,or do the venting , and no fixtures

A builder that was wanting to buy my lot to build on, was telling me he pay's $3.75 to $4.00 a foot. But I never got more info other than that as I don't do new const.
He says he has guys every day stop by asking to bid his houses, saying they just got their Masters License today and tomorrow they'll learn English.
 
I think the problem is why I am asking.....I am so new with ConEst and it never seems right based on my past experiences...but I like the idea of the software helping me price faster....sad to say it is not because now I am second guessing my pricing because of the freakin software.

I was better off when I priced it per item for years.......just figured if I spend $ 2,500.00 on software it should make things easier...and it has not.

My weakest link is pricing I fear now days.......my brother always took care of that in the past and I made sure the jobs were done and on time and to code as code is my thing ( i do seminars on it )...but pricing is rather new to me.

While I have done alot of it in the past year and got most of my bids won....I am starting to see WHY now..........guess I will have to scrap this ConEst and chaulk it up to a learning experience......hell at the time it takes me to do it with Conest and then ponder over it a few days I could have had it done the conventional way and be done with it......

Oh well.............BTW this was a spec house but I always get carried away when doing spec houses on paper for builders....much easier to me to have them say....just do it......and layout it out while on the job during rough in.....on this situation it was to be layed out on the prints first and thats when the MIND starts to wander......sigh.....see even after 20 years we learn new things daily.....I SUCK at pricing......I learned THAT today !

BTW....we are not doing the TV and TEL in these houses........he has another guy doing that with Structured Wiring so we dont deal in those in this project.

We do plenty of it and we are OnQ Certified in it and well we are not doing on these jobs because the builder already has someone they have developed a good relationship with....and they are doing it and well we do not want to step on their toes becasue the guy DOING it refers ALOT of business to us..

Thats the reason....but we do alot of Structured and Central Stereo and Surround Sound....just not on these jobs...even to a fair amount of intercom work...but again not for the builder of these homes...not yet anyway.

We are doing all the central vacs however.....I like those...:)
