i'm new to pricing my own work. i got a 1200 foot remodel to price. i looked at the means book and it says for my location (atlanta) $2.12 per square foot. does that include the service?

Re: square pricing

I think that $2.12 is a little low even without the service. I know that in my area (Chicago suburb) it's very low.

Re: square pricing

sid. This is a tough question to answer because prices vary so much across the US. A 200 amp service with no surprises $1250 (This is an overhead service from the utility). I use a flat rate of $30 a wall opening $45 a ceiling open with the panel no further that 20 ft away. And this remodel is new type construction as in uncovered studded walls. If I have to fish behind the drywall add a $100 to those figures. Someone posted a great spreadsheet format either here or at http://electrical-contractor.net/. It is great and I will look where it was posted. I think you could use this for remodel work as well.

Re: square pricing

$1250.00 for a 200 amp service? That sounds very low. You guys should join ESI Electricians Sucess International, its a great orginization and a 200 amp service should be close to $4,000.00. Electricians have to step up and start getting paid for there knowlege and experience. If we keep undercutting each other too many will end up bankrupt. We just changed a panel in a home(200 amp), just the panel for 1,700.00. It took my man 3 hours and he was done.

That's the ESI method.

Good luck to all

Re: square pricing

Understand that that square foot method is for "to code" installation. No ceiling lights, switch controls 1 outlet in the room, no tele, no tv, no extras. Extras may bring that $2.25 per square foot to $4 per square foot very quickly. I'd be very interested in getting $4000. for a heavey up. Going rate in my area "north of Baltimore" is $1500. Just don't see anyone paying that and figure the person suggesting it is a troll.

Re: square pricing

There is no way you could price a 200 amp service for $4000 around here. The price I quoted $1250 is fair. I change that out myself in 4 hours and make $750.00. Add 3 more hours setting the job up and minus my burden rate at $25 per hour and this nets me about $77 per hour. Average 4 service changes a week and your have a net income of about $130,000 a year. Not to mention service work and commerical work which really should be the butter on your bread.

Re: square pricing

I here about you guys up in baltimore and what you all charge to do a house. No offense to you, but down here in DC I am hearing 2200-2500 to do a 200 service is the going rate.

Re: square pricing

Service Change: $1100 per 100 amps
New House: $4.00 per square foot. Not including service owner provided fixtures.
Remodel: up to $7.00 per foot

I think this is fair. What's not fair is a doctor visit where the "Dr." see's you for 2.5 min and charges you $85.00

Okay, I looked at their website. I'm guessing that you can charge 4 times as much by advertising and having clean uniforms? :)
