Storage Unit Power?

I am putting an estimate together to wire a storage unit. It is an inside unit with lights and conditioned air hallways and exterior security lighting. On the one side there are (20) 10x25 units where they want (1) 20 amp general use circuit in each of these units. How would y'all go about calculating that for estimating purposes. Likely, all 20 units won't be consuming power at once but what should I figure for the sub panel feeder for just those units? 200 amp? 100 amp? I'm providing Single Phase Service to the Entire Unit.

Lighting by square foot 5000 X .5 =2500 /240 = 10A and recepitles are 180VA X20 /240 = 15a 10+15 = 25 amps - 100 amp is your minimum service size so that should be good depending on AC load.
