I know this guy whose brother is a GC. Seems he had a squabble with his last EC over money. (GC pays on the 10th of the month, so the EC started putting off the GC's work for several weeks. Who knows?)

Anyway, The GC had me bid a 1200 ft/2 addition and gave me the job, and has paid us for the rough. But then he has me look at at taking over 2 old jobs, both @ T&M. One was a small addition, the other is a new house needing trim. The small addition was not a problem, as there was very little electric.

The trim is another story. I sent a JW & a helper to trim it out and they found several problems.

  1. 4th bed or study (has closet) no provision for smoke detector.
  2. Nearest outside outlet more than 25' of A/C unit.
  3. No supplemental ground as required by local amendment (has CEE).
  4. Missing homerun to 2 bedrooms. (A hole was drilled through the plates and looked as if a wire was removed from the HR box and the panel.)
  5. Hall Bathroom outlet, hall outlet & light, and 3 living room outlets on one circuit.
  6. No door bell.
The house passed rough inspection in a small suburb that has 3 all purpose inspectors.

I told the GC about the problems, and he said for us to install the missing home run and install the smoke detector and call for final. But I am bothered about the bathroom circuit. What would you do?
 
I'd finish the house to code and bill T & M. Do you even need to explain what you are doing and why? I'd think the previous EC's screw up's are part of the reason you are his new EC.
 
T&M? Fix it. With T&M there is no motivation to short cut, scrimp on quality materials or hurry.
Make sure you get paid the day of final. Explain it as a precaution when taking over ajob that had payment issues.
Tell him things will be different on new jobs.
 
you didn't mention if you got payed ---- this guy sounds like a "wam-bam thank you mam" type. if he treats his customers by doing short cuts --- check out his ability to pay his bills real close!!!
 
A good practice with a new GC, no credit check get 50% payment up front, before you start work, your not a partner of the GC, taking risks, and your not his bank.

Should I ask them for credit checks or refereneces on how they pay?"



Why would you want to check someones credit, if you are giving them a referall ?

Yeah, gave him an invoice and he said he will pay next week. (I know - don't say it) If I did know his brother well, it would be different.
