Total Electrical Load calculator for office

Good morning all,

I need to calculate total electrical load required for an office.
Can you please help me & share the sample calculations?

Below are the list of loads.
(50)-Work Stations;
(12)-4Ton AC units;
(12)-Fans;
(175)-LED light fixtures of 12W;
(1)-Refrigerator

Not enough 411. At 208Y/120 it looks to be in the 500 amp range though.
