unpermitted work

Got a call to estimate an unpermitted bathroom with two other rooms.
The city donesn't recongize these rooms.
Guy wants to sell/increase value of his shack.

How to estimate?
First seems like the AHJ has to come and give his take.
Then you can see what needs corrected and estimate that.

From owners pov tho, he will want the contractor to give a quote, because he doesn't want to alarm/alert/red flag his own structure when the expense to correct may be too high.

I guess the old rule of thumb would apply.
Take your best cost estimate and add one or two zeros to the end.

The point is to get the work recognized by the city which will entail everything being permitted.
Getting a permit to correct someone else's unpermitted work.
How to estimate correcting unpermitted work is the question, without talking to the AHJ before estimating.
Maybe it just can't be done without submitted a skyhigh bid.

I would assume that the AHJ is going to want someone to give satement that the work is ok. Are you willing to do so?

Well, there's the rub.
I would have to see how the guy's hand was at the work I could see.
I would prefer to qualify any statement with "looks like done in a workmanlike manner" but, see, there is the rub!
