Am curious as to how other contractors handle warranties for their work after a job is complete?

Is there a boiler plate form that seems to be popular, or should I consult an attorney?

I ask because of a contractor that after a job was complete had one of his guys go in and add some light fixtures, four monthes later the owner wants us to replace two ballasts. I go in and tell the owner that we did not purchase or install these fixtures so he should contact the GC, GC says we should have had a tighter warrantee :mad: we ate it.

Our warrantee is for one year from the date of final inspection, but I think we need more info to cover our butts.

Any input or a sample form from some seasoned veterans would be very appreciated.

Scott, on my contracts we limit the warranty to what the manufacturer gives and the warranty on the workmanship / craftsmanship is for as long I am in business - that way they call me first, and that usually leads into a service call charge. In ten years I have had only a couple of "call backs" for something I did wrong.

A simple clause is all that is needed to your proposal.
Ours states no warranty given on 'others' supplied fixtures. there's also a clause to hanging fixtures 'one time' with additional charges for changing height of hanging fixtures, etc.
Another part states that this is for hanging 'builder grade' type light fixture and there is extra charges for installing lights with crystal danglees and such and extra charges for special bracing requirements.
If your firm has an attorney, give him/her a call. Especially if he/she is familiar with contract law.
What's Not in the contract can be as important as what's In the contract.
I think you got the raw end of the deal with your contractor, and should not have been responsible for replacing the ballasts, but that's just my opinion.
