So you can only have so many bedrooms for your septic field. The land perc said they can have 4. They are going to use the “offices” as bedrooms. They have closets and smoke detectors.

Can they not build a bigger septic field?

Also drives cost. I had the same issue. My house has 7 bedrooms. We changed one to an office to make it 6. Our septic system failed and we had two options. Option 1 would support 5 bedrooms and was legal non conforming. Option 2 would support 7 bedrooms, was required to be engineered, would take 5 months to do, and would cost 1.6X Option 1. Option 2 had a larger 2nd tank and larger field than Option 1. We went with Option 1 because we changed one bedroom to an office anyways and the two basement bedrooms don't have legal egress windows which may be grandfathered. I'm happy with advertising it as a 5 bedroom house when we sell because of the septic limits.
