The man hours that celtic posted are right on target. You need to plug in you're hourly rate to come up with you're price.:wink: Not you're service rate.
 
Yup only you now what your number should be. Believe in your number and your company and you will sell it.
When I went to get my deposit and signature on that remodel job the HO said you were 10000 higher but I am sure you got everything and you were the only one to point out and teach us how to read the print.
I was the only one to ask for the complete set of print and point out that according to the scale the lights wont fit there and I showed them that there door swings in two of the doors were wrong. I was also the only one that provided a time frame as to when I need to come in and after who and also provide power for the other trades not just myself. Moral of the story not only am I doing the electrical I provided options showed them products and they know that they can approach me and ask for help on this. I gave a list of lighting houses to go to and Ideas on what to look for. I gave them name of designer for the kitchen and exterior of the house. As long as an energy auditor to provide the best and most economical power lay out. That is what a professional res service guy dose. Remember from other post, I don't do new construction only for HO direct and as referrals...

This is for a homeowner direct. I thank you for your help. I do agree with
35k because my original number when I figured it up was about 30 but after reading the posts I have realized I left a few things out so now Im at 35 and feel good about it. Also this was a glowing referral that I got to get this call.

I asked the HO today for a full set of prints and she said I was the only one to ask that.

What are you using for your take off's ? If I read correctly, you said 150 or 160 hours, that's low. You need to do a true take off and use you're labor rate to properly bid the job, not just go off what us fellows say? :wink:

Not much trenching for well. I have a walk behind so no prob their. no under cabinet lights. All phone cable, security any low voltage will be done by another contractor of the home owners choice. I will be using regular snap switches. only one dimmer and no fan speed controlls. I will also provide co2 and smoke detectors.
I think you need cos at both fireplaces. Are all of your devices gfci/arcfault/TR you mentioned 2008 code.

I think the manhours I figured were a mistake on my part. I have since thought about that more.

to all you per foot guys do you calculate the paper work hours or do you measure your office and add it to the equation :grin: this guy has already over 4 hr on this print checking his number and his old lady is pissed at him for not getting to bed and he is going to be tired like the rest of us tomorrow.

I will agree on your view of prices to a certain extent. If this house is being built by a builder for sale to the public then you are not going to get much to wire this house. A builder will already know every cheap contractor in the area and will only bid a job like this out trying to low ball his regular guys. There wouldn't be much chance of getting any money out of this job.

The OP stated that this project is being built by a homeowner. This leaves it a bit more open. Homewowners call contractors out of the yellow pages and this will up the price. You can also try to up-sale this job to a homeowner with value added items. Deco switches, dimmers, pre-wired home theater ( audio equipment). Probaly sale a bunch of kitchen lighting. Make sure they are aware that a second circuit is needed for the spa heater ( a builder won't pay for that one). Lots of homeowners like the heated floors for the master bath these days. I have even installed vent systems to dry out the shower after use ( fear of mold is catching on ). Bath vent heaters can also be sold to Homeowners. Let us not forget the ever popular back up generator ( provide heat & light when the power is off on a cold winter night ). If there is an option out there just make sure the guy's wife is aware of it. Don't try to hard sell it just let them know it exist.

With a homeowner it would be worth while to try to turn this into a high dollar project.
 
Ok I was quite supprised today to learn that residential houses are not for me.


I gave the HO the estimate at $34k

she said the low bid was 9K and the high bid was 12K.

I feel a little off right now. I told her to make sure that the other bids arnt for code min. This is a track home but is being subed out by home owner because original builder went out of business with out finishing home.
If someone can wire this custom house for 9K and pay for everything except fans and fixtures and have to buy tr outlets and arcfault bkrs...I think they will be paying out of their pocket to finish it.

Did I mention their is a wet bar downstairs and the steps also get lights in the risers. All this stuff adds up. Even a paddle fan and plasma tv in the bathroom.
