Article 220.83 and existing HVAC loads

When calculating the load for an existing dwelling where no additional HVAC loads are being installed, (220.83A) where do you add in the existing HVAC loads? Do you just add them in like the nameplate ratings of other fixed in place appliances? I understand that the definition of appliance in the NEC states that an HVAC unit technically is an appliance. Can someone clarify please

Yes they are appliances. You are overthinking it.

The load you add up in 220.83A is quite simply:
3x sqft
+
4500
+
everything that's hardwired or has a dedicated plug that was installed for it
