As Built Electrical Proposal

Hello,
I was recently given a set of prints to look over and bid a job. The Contractor told me to look them over and give a detailed as built proposal. Has anyone ever come across something like this and has a template to follow while sending a proposal?
 
It all depends onwhat they want you to do, and the degree to which they expect you to takeresponsibility for the accuracy of the final as-built drawings. For example, let’s say the plans show anoffice on floor one, with receptacles on all four walls, two overhead 2x4lights, and a manual/occupancy sensor switch at the doorway. It would be one thing if all they want you todo is walk inside that room and verify that all six of these items arepresent. It would be another thing ifthey want you to test for proper wiring on the receptacles (i.e., groundpresent and not tied to the neutral), to test for proper operation of thelights and the switches, and to verify the circuits feeding these items matchesthe circuits shown on the prints. Also,what are you supposed to do if the items don’t match the prints? Finally, what risk are you undertaking ifthere is something in the existing prints that is not accurate, and you fail todiscover the error during your site visits?

Okay, I am confused. Charlie gave what many of us call as built.

As built prints are what is drawn up after a job is done and there were deviations from the original plans. They are not really bid docs, they are what was done prints/documents.

Charlie, and I as well, was assuming you were being hired to go through a finished job and provide evidence, info, details of any changes from what was planned but was actually built.

These new drawings are called “as builts”.
 
I think you need to ask the contractor what an "as built proposal" means to him. I suspect he is asking you to design the job so that his laborers can follow your drawings and do most of it.

Yeah well, few of the GC's would actually go back to their prospects with it anyways

Literacy isn't a prerequisite in their profession

and so the whole as built deal really sugars off to an apples / oranges arena

Factor in there were 3-4 GC's bidding with maybe 3X's that EC's post bust, now that's all X10

IE~ One can no longer be honest in the shark pool.......you'll be eaten first.....

SooOOOooo, i'll bid and delta cad to code minimum

It is sometimes better if you paste it inside CODE tags (hash mark format button.) You may have to do some manual edits to tweak after.

There's probably a way to do it in this forum, it's probably right in front of me, and i'll probably have one h*ll of a learn curve when it's pointed out to me

The problem is more pervasive than can be countered entirely with a simple tool or option.

1. The standard font (Arial ?) is a proportional font, so ASCII art and spacing-based tables do not reproduce properly.
2. Spaces, dashes, and underscores in particular end up being of a different width than the average letter.
3. HTML formatting, as pasted from some work processor programs, simply does not work, nor does rich text formatting.
4. Tabs are unreliable because of the spacing problem in 1 and 2. Even if there are tabs set at the desired columns, the "next" tab stop may not be where you expect it to be.

From what I've read here, they're asking for a design-build proposal. And you said this is a house? I've attached an example of how i price something like this (this is one i did at the end of December; I've stripped all of my info out of the file). I always make drawings for my guys to work off, but i won't provide them as part of a proposal.

If he means "detailed" as in "show me the locations of the proposed devices on a marked up copy of the drawings", provide a lump sum proposal for a code minimum installation and an add/deduct schedule for switches, outlets, overhead lights, etc. NO drawings. When he asks you where the marked up drawings are, politely explain that you get paid for your design services and that will be a separate contract.
