i need some help, when you buy a home, and the home is, lets say 50, 75, 100 years old, isn't there a time when this house has to meet some sort of code requirements, because lets say a house is built 1930, then you just put up the house. or is it constitutional law that sayes you buy the house as is.

You buy a house as is..if you have a bunch of disclosure statements and you find a defect that they had a disclosure statement on you still need a lawyer to get resolution..So all of it is really just another way to suck cash from the buyer / seller because you have the same rights even without disclosure statements..if you sell a house that you knew had a mold issue or a structural defect you will be held accountable..

whether the outlets have a ground or not make no difference some of the repairs done are just to make it more marketable..so if HO has a 2 wire system and they install grounded outlets and take the neutral and wrap it around the ground, when you plug in your cheap tester it will show a ground on the circuit..after you sell the house and the owner goes to remodel a room couple of years later and finds this..can you prove who made the violation..you are now on the hook no recource..you buy as is..
 
There's no law that states a structure must be 100% up to code when it is sold. It may be a buyer's requirement, but that would be a simple contract, not a law. Either way, the buyer will end up paying for it, one way or another.

100% up to code? There are homes sold everyday that are condemned for one reason or another ( fire, flood or just falling down). I think you are allowed to sell anything as long as the paper work is staight.

You get into trouble when you try to misrepresent what you are selling ( actual condition ).

There is generally no requirement that a house you buy has to meet any codes at all.

Real estate purchases are not governed by constitutional law at all.

Every state is a little different, but in most states the seller has to disclose known defects. I think in most states the known defect listing can be gotten around by selling "as is".
 
In Montgomery Alabama when you sell a house they basiclly check for three things: gfci in the bathroom and kitchen, check how the pool is bonded if it has one and smoke detectors
