My company is compiling a bid for an office building that will include a 2K sq. ft. data center. I'm doing a preliminary report for the service size and I'm wondering what is a good number to use when estimating watts/sq. ft for a raised floor computer room?

It varies hugely with the intended tenant. We see some clients that cram 350W/sf.

I would think that a reasonable level would be a 100 w/sf density, qualified in the bid as such. That would let you fit into a standard 225 kva PDU.

FWIW, I'm seeing racks filled to the brim with 1RU servers, each drawing >200 w. Add all that up and you've got a single rack pulling 7-8 kw in 5.5 sq ft, or upwards of 1200 w/sq ft. Even when you factor in the empty space in front/behind the rack(s), it's easy to exceed 300 w/sq ft overall. If nothing else, include some empty pipe into the room(s) for expansion.

Yep, and you can figure that load as double, as a paralleled cooling system are common in data centers. If one unit dies, the other unit will take over full time.

The Data center i am working in has two ups units each using 80 kw each for a just over 1000 sq-ft room. they also have two 1300 ton hvac units and a third smaller unit. They are not at full capacity yet and are adding a third 80 kw unit. The third ups unit is temporary untill they come up with a plan for two larger unit to carry the full load each if one fails.
