Cost of MC cable vs. pipe (please help an engineer out)

A mix of the two will be best.

The building owner will benefit from emt and thhn used as much as possible to get the circuits distributed throughout the space. When this tenant leaves (and he will) that conduit can usually be used to support the fitout of the next tenant.

Just be sure the conduit runs are laid out well and are attached to the lid or load bearing walls only. Well placed J-boxes along the run make tapping the circuits with MC (into the various walls) easy.

The tenant will benefit from emt by having the most flexibility for the inevitable changes they will want. Emt down to switch boxes also makes sense for the same reasons.

The tenant won't usually care what is in the wall but whoever is paying will benefit from using mc in the walls for labor saving reasons.
