Cost of new residential service

My irrigation well would probably be small scale. Maybe 35gpm down 300 feet. The well would initially be used for irrigation but could be repurposed for residential usage should I eventually build on the property. Building is just not the plan today.

As you stated you don't want the utility to use your land for power access to the neighbor, let's proceed under the assumption you get your own transformer, and even though HV is cheaper per foot than
LV, if you don't want potential future requests (demands) from the utility to use a HV line on your property for any future development next door, go for small pole pig on your existing pole or a very close pad mount. Do you have distances to potential well site(s) worked out?
 
35 gpm from 300 ft with 50 psi discharge. You’re talking about a 5 hp submersible Pump. Table 430.248 says 28 FLA at 230 volts. A pentair sub motor draws 24 FLA, 27 SFA. Will need a 60 amp breaker.
 
lot of difference if he’s thinking about a 3-5 hp pump that runs on 230v single phase service, compared to a three phase service for a larger Pump.

There sure is and if the OP needs a large three phase motor I don't think option #2 is going to do him any good ( using the residential pad mount transformer).

He really needs to know what will be installed before asking the power company for a price.
 
Could drop to a 50 amp breaker if a Pentair intellidrive is used to convert the incoming single phase power to 3 phase to the motor.

This is a really good point. If I choose to have the POCO provide the property with power, I'll be required to sign an easement granting the power company an easement over the entire property. (It's their policy.) There is another neighboring piece of property, 100 acres in size, that is for sale and may be developed. I don't wish to sign an easement today, for free, that would allow the power company lines to criss-cross my property to serve that 100 acres.

Yes, I'm really not a big fan of underground utilities running every which way over the property that I own. It becomes a liability (if I accidently severe them doing a project in the future, I become liable for the cost of repair) as well as complicated to keep track of where everything is underground. Also potential environmental damage. (My dad had a water line run on his property 50 years ago. They didn't backfill the dirt correctly and today you can still see where the trench was dug.)

I think based on that, and other issues, I will put my idea of installing an irrigation well on hold for now.

That is why you should only have your service conductors be the only thing that crosses your property. Transformer on a small property should be near property line if it has to be on your property, that way they only have easement across your property in the vicinity of your service conductors - not going to go to neighbors with that without filing for additional easement. They may come from transformer and follow property line to go to neighbor, especially if along a street or alley that has automatic easement so to speak.

OP's PoCo demands an unrestricted easement on his entire property. He either grants this or gets no power. They could string a transmission line set over his property, or run distribution anywhere to serve his neighbor's possible subdivision.

Yes, this is true. Either sign away on their boilerplate form or no power. Since I am not building a house at this time, and may never on this parcel, no easements will be signed at this time.

I am scrubbing the potential project.
