Demand Factor, Auto Dealer + Repair Shop Design.

Good afternoon, I hope you can help me. I can't find any information about which demand factor I can use for calculating the service feeder, considering the occupancy type (Auto Dealer with service, No EV Chargers). The total connected load is 490kVA, mostly air conditioning, 280kVA.

The system is VRF, so it's quite efficient and will never consume all the equipment at maximum capacity.

Could you guide me a little in this situation?

There is no demand factor that you can apply. Connected load is connected load. The only demand that we have is in the receptacle load and that is not that much help.
