The apartment is about 900 Square Feet and everything is Electric (Stove/Range, Electric Hot Water, HVAC System)
Service is 120/240V/1 Phase

If I convert it to AMP, I get about 165 AMP.

What type of demand factor do you guys use for a single apartment to reduce the load?

I usually see it at 8kva. But I reduced it down to 6kVA with about a 80% demand factor.

If the range is not over 12 kW, you are allowed to put 8 kW as the demand (Column C). Other ratings below, you use what's specified demand factor in Table 220.55. What really is the range load?
