I have a GC on a retrofit commercial office project that is looking for a electrical design fee just for the Electrical, Fire Alarm, Lighting on a approx 6,000 sq ft building. I typically do industrial projects and was wondering what the electrical fee would be on this type of project would be. Thanks in advance for all & any input.

They are usually based on the amount of the electrical contract, and according to RS means, should run about 4-10%.

So if you think the electrical contract will run about 60K, fees in the range of $2400 to $6000 should be reasonable.

For a small job like this, I would probably use a number closer to the higher end, since you will have a larger amount of overhead. You could also bill expenses and travel on top of the base fee.

And of course, consider the details: Will they provide drawings of the existing space, and Autocad drawings of the new space? Will you have to attend meetings? Will it be bid, or do they have a contractor on board? Just to think of a few.

Yes, but without a lot more detail, we can't tell if its a wiinter-type project or a summer-type project :)

I think that in MA you can design without a PE license only if you do the installation.
If you are designing for hire then I think that you need a PE license.

I Have a friend in CA who owns his own GC company and he is pulling together some design build prices and was asking what would be some typical costs on commecial designs.
