And he'd be the first to admit it.The builder said they don’t do mitered corners on exterior wood due to wood swelling, warping and cracking. The APPRAISER said that’s a lie and mitered edges make it less susceptible to this. As you can see the APPRAISER has several alter egos; not only is he an appraiser, he’s an inspector, and electrician, a carpenter and a designer. Smartest man he knows!
That appraiser seems to "thinks he knows" more than he does.
AFA the "mitered or not" post corners affecting the value, I find it hard pressed to saythat, unless the posts are natural stained and not painted then miter would be a better appearance, but if painted the guys I've worked with who are doing painting around here, you would never know if it was mitered or not they make the boards close up so tight (caulk, a painters best friend).
