Guess where I found the panel

Ok, my in-laws just bought a house and I was checking it out for them but couldn't seem to locate the CB panel. After about 15 minutes of searching the house I found it... well just take a look. A picture's worth a thousand words...

Not only in the bathroom above the tub but also behind the new wall with an access hole not even big enough to take the panel cover out! And I found a romex coming onto the panel between the box and the cover instead of through a cable clamp. Nice remodel job huh.

That's just classic....;)

Brings back memories of the days when there were calendars all over the basement walls where I grew up... My brothers would put there fist thru the sheetrock and cover the holes with calendars.

Did Pierre inspect this job???:grin:

LOL, not sure, it says "Johnson sliding door" on it. Maybe it adjusts something on the sliding door upstairs.

Before I widened that access hole 3 inches I needed an offset screwdriver to get the panlel screws out!
 
My best guess is this bathroom was added without planning.Nice tile job.No inspection .Not much you can do now but move the panel or face to the other room.This will give you plenty to do while visiting inlaws.
 
To sell a house with the panel in this location I would think would require full disclosure. It's a defect that they were aware of.

It has a mirror in front of it which was an attempt to hide the location.

I would be talking to the real estate company and the seller to see just who is going to pay to have that panel moved.

If they did that kind of work in the bathroom then keep digging and I'll bet you find plenty more problems.

Is it a working clearance issure? because I'm not seeing the problem. :rolleyes: :grin:

....and it's recessed so it's not really in the bathroom. ;)

Actually, we did find this before they bought it and I told them it was a violation and an expensive fix (I think I found 5 NEC violations myself). They still bought it though. I probably have some work ahead of me...

Edit: Now that I'm thinking about it, after we found this they had a home inspector tell them it was ok because it was a remodel and wasn't inspected.

This is on the exterior wall.

I spy with my little eye a couple GFI breakers and an AFCi one as well, so this is rather recent.

This remodel was within 15 yrs. I don't think there is an AFCI, that white handled one is running a spa outside. I think it's just a non-GE, GE-compatible GFCI CB.
 
So what happens if while youre in the tub some breakers trip? Should they A. first dry there hands and then begin playing in the electrical panel., B. get out of the tub (in the dark) dry off then reset the breakers., or C. just stay dripping wet and go for it? :D I wish my electrical panel was somewhere cool like that.....LOL

Wow. I love my in-laws but that is waaaay too close. You're supposed to get close enough that they don't need to stay the night when they come visit and far enough that they can't come all the time. Somewhere around 1.5 to 2 hours away should be good. :)
 
I see no soap dish built into the tub enclosure. As a decent, caring in-law the least you could do is take the cover off the panel so they will have a storage area for soap, shampoo, etc.
