Help on a commercial bid?

I am bidding on a commercial job that came up. I dont do much commercial work, so i figured i should try to get some help here.

The job consist of an existing 150 amp 1 phase QO panel with way too many tandems in it already.Was planning on adding a 200 amp 1 phase panel and re-feeding the 150 as a sub-panel, the CT box is indoors right next to panel.

Can i just add a 200 amp 1 phase panel and leave the 150, both of which would be feed of of the load side of the CT box. has place for two lugs per phase. Panels with mains would be grouped.

Need to add, What would your price be and how many man hours would you figure. I am a one-man show, but may be able to get a second hand.


1-60 amp 220 feed for stand up tanning bed (approx) 75' from panel

2-35 amp 220 feeds for tanning bed (approx) 40' each

1-30 amp feed for tanning bed (approx) 30'

Buck/boost will be supplied by owner

Here is the catch, the owner of the building has told the tenent that under no circumstances shall any electrician pull a permit for job. I told her that i would't be intersted in doing the work without a permit.The tenent called and scheduled a meeting to speak to building owner tonight about this issue.

Also please let me know what you would do about the building owner/permit issue.I thought about calling inspector in the morning and giving him the address and expain the issue. Maybe just tell him to do whatever he wishes with the info. Thanks in advance for the help

I will post my numbers to see if i am close to anybody elses.Have to wait to get pricing from supply house tomm.

You definetely need to notify the local building department. When we find contractors that have started work without permits, they get fined up to 4 times the regular fees and in some cases get their licenses suspended for a year.

Be smart, be safe.
 
I decided over dinner i am going to notify the inspection dept., if the owner will not let permit be pulled.

I got caught up in typing and thinking and forgot to tell you guys the job site conditions. The ceiling is open and workable off of a ladder. Thanks again

This site is awesome , with a great bunch of guys. My wife thinks i'm crazy for lurking on here 2-3 times a day(sometimes more). oh well i've learned a lot from here.

I know the answer to this one. There is already enough illegitimate work going on and they don't need the attention. Not to mention if the owner doesn't want the work done then that is a sure fire way of them finding out.

Are you saying that i shouldn't notify the inspector. Don't really understand the context of your post.

What would some of you have bid on this job? Don't do too much commercial but want to start. But i don't want to be under cutting everyone to death and losing money my self. I figure the service with permit should be around $1800 to $2000.

Have to get prices on pipe and wire to figure out the rest.

You better figure out why the owner doesn't want a permit pulled before you give out any bid numbers. My guess is that there is something fishy going on there. Maybe a lot of code violations or maybe this business is not set up as a seperate tenant space or anything that would cost the owner to repair. Don't get caught in the middle.

I wouldn't do a commercial job of that size without a permit. You are adding quite a bit of load there and when summer comes around most of these places end up with a much larger A/C unit, tanning beds put out lots of heat.

It's been awhile since I have done a tanning salon but there are rules about the controls. Most end up remotely controlled and give the owner/operator control over time spent in the bed. The heath department even got involved with the last one I did ( they washed the towels and wash clothes on site) so the health department had jurisdiction over the amount of hot water supplied just like a restaurant. If it's a new business they may even have to bring bathrooms and certain areas up to ADA requirements. It can get more complicated than just hooking up a few beds.

I don't know what you will be required to do in your area but without a permit and inspection you won't know either.
 
Just to set the record straight. I will NOT work without a permit. Have to wait till tommorrow to see if the tenant has this issue straightened out. I will not submit a bid if this is not straightened out. Hope that someone will possibly come up with some numbers for a project like this. Even if i don't bid would like to know if i was in the ballpark. Thanks
