If he already has 2-225 amp feeders, just connect them in parallel and use a 400 amp breaker for feeder breaker. Can only have one feeder to the separate building but it can have up to six disconnecting means at the separate building.

How do you come up with that demand load and/or what part of 220 is it in?

We struggle with the conservative nature of the 220 calculations for feeders and service loads all the time. There are few opportunities for "demand load" or "diversification" percentages to be considered and result in oversized feeders, services and thus the associated equipment.
