How would one bid a hotel

Do a complete material takeoff, price the material and apply published labor units to each nut/bolt. That will give you a total of productive man/hrs. You can't apply labor rates to those man/hrs like you do service wok either...you'll get clobbered. Add non-productive/supervisor labor, job expenses, rentals, subs (fire alrm, etc), quotes (fix/gear, etc) come up with your total COST...ad OH&P
If the owner is supplying fixtures/gear....walk away
 
clients father-in-law is a huge GC- talked about this for 2 hours. Yes I got to account every strap- bolt- wire nuts- labels every small thing adds up
Told me bid it high- show them man hours and how I will supply them.

Told me for the standard
material cost account for the possible tariff increase- account for waist- and account time to set up and out back material and then add profit.
A 1k items gets 20% tariff-20/30%waste or possible missed length- 20% set up of material and then 20% profit

Then submit that final amount as the material cost then that is were the 10% cap the gc has comes from.
Even told me to do for the switch gear.
He said you will be surprised how much people bid these for- he said if you lose it o well if you get it your safe.
He said the amount of unproductive work and waisted time is were you going to get eaten up and you got to make that up somewhere.

I know the company his father in law manages,big nationwide.

He said along as I can show man hours- my line of credit is high enough- high bond and insure and no osha fines or worman comped claims they would still consider me a contender if I sell it when you meet the gc once they accept a bid.
He said if I win I should instantly start trying out trandsmen guys every day each guy a couple days to find who they are and what there good at or not…

Told me I need a excellent Forman that will do nothing all day bit walk the site and make sure it’s done to plans so I can catch all change orders——

Told me my job is to do the same but as a safety check to make sure it’s all hocked up correctly so I don’t have problems or warranty claims

I feel validated about showing them your manhours and how you will supply them, but remember it isn't just manhours divided by months. It is more of a bell curve, with 3 peaks, underground rough, room rough (biggest peak) and final rush.

As far as bid it high, I question the meaning. Don't bid it low, but bid it honestly. Bidding it high, means wasting your time.
 
Yes! I looked at the projected time fra e chart with the hours they alloted to be on time so I have to accomplish my task in thar given window.

He meant by bid high. Just account for everything and have a buffer cause there something you forgot.
I'd almost rather waist my time than be low I can see what it went for and see we're I was high so next job I can get closer. It's practice eitherway
