How would you classify the building

I got this call to check out a job..went over there and found a 30 x 50 poll building with two over head doors..studed walls 16" on center studs, a very nice looking building..It is unfinished except for the ceiling..it is all steel and insulated and with trap door..this has no meter in it but the service passed inspection..it has been wired with NM and has 4 circuits in it..no inspection for the work done on circuits..circuits in NM and drilled and mounted boxes done nicely just not by licensed Contractor..non issue for me as no way to prove who done it anyway..they need a EC to finish Job, it is required..

this building is wide open and a glass company wants to lease it..the glass company does all forms of glass..retail to auto glass..How would you classify the building when the only enclosed room is the bathroom which is not even finished yet..

would you classify the building as a service garage or a retail space..

I have an idea on what we are going to do..yet they want it as cheap as possible and we can use it as a filler job..they want to do the building in phases as they work out of it..they plan on an expansion next summer..to more retail space and a second story for offices..Guy has been in business for over 20 years in this community..
 
I ask because do you think a building used to change auto glass once in awhile meets the classification of article 511..

I am asking the city Building Inspector that question today after we play phone tag for awhile..:smile:
 
There is a definition it goes pretty much like this; From a mike holt newsletter
a commercial garage is a place where people store or repair vehicles that burn volatile liquids, such as gasoline, liquid propane, and alcohol. The requirement is a bit more detailed, but this is the general idea. Article 511 also draws a distinction between a parking garage and a garage used for repair or storage

2008 the whole section has been changed I think you have a Minor repair garage 511.3(d)
 
I would not think changing auto class puts into the repair buisness.Had my own winshield replaced in 10 minutes by 2 men in my front yard.Might worry more about the future plans.While romex might be ok for what it is now,offices later might cause conflict.Bottom line is try get the inspector out there and tell him of future plans.
