If you build a dwelling, any out building can be considered an "accessory structure" and taxed as residential. Thus both the small dwelling AND the bigger out building would be taxed as residential, thus less than half the taxes.
Sure, you could do that here too given the right zoning. But I have never found anybody with enough nerve to build a 10x15 shack, call it a residence and build a 6000 sq ft warehouse next to it and expect that to be called an accessory structure and be taxed at the residential rate. And believe me, we have a lot of developers trying to get away with anything they can to save a buck.
Tax assessors aren't stupid and every municipality is desperate for money. Something like that wouldn't even get to the planning process.
Ok, so you build your "residence". How are you going to explain to them when you go for your permits what that 6000 sq ft building is?
