Multi Family Question

We have been working a multi family complex for a couple weeks and noticed a few things I need help.

There is an 4 unit complex meaning they all share walls/floors. 2 on top 2 on bottom. The meter can bank sits on one side of the units. The units didnt original have washer/dryer circuits so they ran all the dry circuits through ceiling in one unit to the other side so they can add circuits to patio area on back side. Can all the circuits be installed through same unit?
 
Typically from what I've seen each unit owner will own from the sheetrock into the dwelling.

Beyond the sheetrock is common area. Ceilings, wall, etc

You really have to check with the management to see what the responsibility of each unit owner is and where common space begins/ends
 
Might be more of a building dept issue than a NEC issue. Yes the wiring can pass through another space. Just like a side x side duplex with a panel in each basement. The service is on one side of the house and the feeder for the other service passes through it because it has too.
 
You will have to talk to the building department. Multiple feeders or services are only allowed by special permission from the AHJ, and the AHJ could make their approval of that based on other, non-code factors, such as where the wiring goes and who owns what. There is no code requirement that applies, just the AHJ approval. NEC 225.30 and 230.2.

Apartments, townhomes, condos ?? It makes a difference due to ownership

They added washer dryer circuits to each unit. Before adding circuits, wouldn't you do a load calculation to determine if you can add circuit in the first place. The heaviest load on the unit are the HVAc and oven its a 100a service
 
Are these older condos? If not, the laundry circuit should have been in the calculations unless there is a laundry facility on site.

Yes, someone should have done a load calculation. 100 amps to each condo is probably OK depending on the size of each unit.
My house is 1400 sq.ft all electric with a 125 amp service. No problems.

Now to answer your original question, you most likely can run circuits through another apartment.
