Multifamily calculations

I am refreshing myself with calc. and Wondering....on a 4 unit dweling, 1 additional unit for landlord, 1 storage and house lighting, should I calc 4 units with demand factor and the owner unit(house load I guess) and the other house panel without demand factor, total the loads and divide by 240 to get the service size.? I just want to be sure.

Not sure what demand factors it is that you're dividing by either 3 or 4. There are, for instance, either 3 ranges or there are 4. Doesn't matter how many arbitrary "units" you think the building has.

In that case, it would not matter if you counted this building as having 4 units or 5 units. ;)

You count this building as having 5 dwelling units, regardless of whether you are using the "standard" or "optional" calculation method. The storage unit and 'house lighting" are added to the loads associated with the 5 dwelling units. Yes you addd all this up, and divide by 240, to get the minimum service amperage rating.
