NEC 220.84 multifamily load calculation

The optional 220.84 calculation for multi-family typically works out significantly less than the regular calculation.
Any hesitation to use the lower number? (which ever is lower)

I assume you realize that there must be electric cooking appliances or use 8kw if it doesn't have electric cooking, to be able to use 220.84

I have a question on this topic too. If I am doing a calc on a 5 unit townhome that has gas ranges and gas furnaces, I can still use Table 220.84 as long as I include a electric range load? So if I include 8kw per unit I would add a total of 18kw (40kw x 45%) per table 220.55?
