What does "under continuous building management supervision" mean? a qualified person on site when bldg is occupied or can someone off site be called?
 
In my view, it means that some person (i.e., who can gain access to the room that has the disconnects for all units) is on the premises at all times. It does not require a person to be awake 24/7. An apartment manager who lives in the building would satisfy the requirement. If a tenant needs to turn his power back on, he can knock on the manager's front door, wake up the manager, and be given access to the room.

However, if the manager leaves, even for a short run to the grocery store, then some other person must be available, and must have access to the key.
 
I also agree. However IMO the wording is such that you would be allowed to have management there without a key, as long as they have person with key on call 24/7.

(B) Occupancy. Each occupant shall have ready access to all overcurrent devices protecting the conductors supplying that occupancy.

Exception No. 1: Where electric service and electrical maintenance are provided by the building management and where these are under continuous building management supervision, the service overcurrent devices and feeder overcurrent devices supplying more than one occupancy shall be permitted to be accessible to only authorized management personnel in the following:

(1) Multiple-occupancy buildings

It does not say that the continuous bldg management & authorized management personnel are one and the same.

Not only that aren't most dwellings provided electric service from the local POCO.

Such a well written book in our NEC.
 
Bob, I think his point was that the code talks about the electric service being provided by the building management. For example, suppose the POCO serves the building, and the building manager pays the POCO bill. Then the individual meters are used by the building manager to charge each tenant for electricity used.

That situation is different from the POCO billing each tenant separately. If that were the case, then each tenant has to have access to their own overcurrent device, and you can't have that accessible only to the authorized management personnel.

Actually I didn't have my head on right. I was trying to be facetious with that comment. Not even thinking about the fact that in most cases tenants are being supplied by bldg management due to way rentals or leases are set up.

So that da** Bob was right once again. There is no connection in that application.
You guy's sure can make a person feel stupid, at times. :)
