Just don’t pay rent until it’s fixed- but before you do that get a EC to give you a bid and reason why it needs to be fixed. The. You’re good to stop payment if he does not fix.
Don’t do anything different than that or you’re going to cause yourself headaches—- don’t know about Florida rental laws but in Oregon that how you would do it.

Thank you for that info. I'll have to learn more about the FL law/lease agreement first. I'm also not the lease holder, so the course of action is not my decision at the end of the day..only my professional opinion.

Make sure you're aware of any escrow requirements. In most places, you can't "just stop paying," but rather you have to swing by the court house (or similiar gov't entity) and deposit your monthly rent payments into a segregated account until such time as the condition is remedied. Once things are fixed, the landlord is allowed to collect their rent.
