Optional load calculations for Pools Heaters and Elevators?

Hello!! I'm doing optional load calculation of a townhouse structure that is made up of 3 stories. Below is my load calculation. Can the elevator and pool heater fall under the general load calculations as shown below? or do they need to be calculated as 100% like A/C units? I'm trying to stay below 200A panel. let me know what you think. Thank you!!

The condensor and AHU heater can be on at the same time (so that is why im adding both of their load in my calculation).

4000 SQFT

LTG and General Use at 3W/SF =12,000W
Ref. =1,000W
Range =12,000W
Dryer =5,000W
Dishwasher =1,200
Water Heater =4,500
Laundry =1,500
Appliance Circuit X2 =3,000
Microwave/hood =1,800
Elevator =4,000
Pool Heater =7,200

Total =53,200
======================================
First 10,000 W at 100% =10,000
Remainder of load 40% =17,280
======================================
AHU(with heat X 65%) =8,000
Condenser(100%) =12,000
===============================================
Total =47,280
At single phase 240/120V =197A

I also have the same question. but the resident that I'm working on also have a EV Charging station and full house vacuum system, do they fall under the general load calculations?
 
As long as this is serving a dwelling I believe all those items go in as general purpose items. I question the 12000 VA condenser. Sounds like a heat pump with a 50A breaker. If so, its nameplate MCA will be less than that.

General loads in the Optional calculation include "All appliances that are fastened in place, permanently connected, or located to be on a specific circuit."
