What do some of you guys charge for 2 gang, 3 gang, 4 gang switches???
How much do you guys charge for a 200 amp service???
This is for residential for larger 4000 square foot plus homes in Texas.
Just trying build me some spread sheets.

On the switches, a weighted unit measure in time would be applied depending on the type of construction and different conditions, length of run, number of holes, circuit layout. Unless you dealing with a production home that has established actuals, you have to weigh each unit, before assigning a cost.

Another thing to consider is every contractor will have a different break even cost, resulting in a different cost of each unit.

When your dealing with a 4000 sq home, other factors come in like long runs, and custom lighting, along with a long list of extras.

I truly understand the custom stuff. I have been doing these same houses for this guy for a couple of years but been doing them by the square foot and losing my ass since day one. I told him that I was restructuring the way I price the houses and he said " I wondered how you were making any money"
He prefers to use us because we do quality work and it all works the first time:)

I am just trying to get an idea of the difference others charge for multi gang decora switches so I can build me some spread sheets. Doubling the price of a single opening to get a price for a 2 gang opening does not seam right to me. I kind of have an idea of what I think it should cost based on materials and time but it seams low to me. Just curious of others prices.

2 1G box vs 1 2G box - 0.76?($1.52) vs. $1.86 (-0.34?)*
2 devices - same
2 1G plates vs. 1 2G plate - pennies


Now on a 4 gang ($4.88) vs 4 1G ($3.04), it's $1.84 difference on the box alone...plate difference will NOT be pennies.


You can easily build exact assemblies in Excel ....getting hte labor units and costs ~ that's another story ;)


NJ may not be the standard you want to measure up to down in Texas ...doing a 200A service next week (SE/USE above ground +/- 40' total, meter pan POCO supplied, MCB interior panel, etc) $2800.
 
Oh yes I know ;)....a family member moved there a few years back (San Antonio), bought a McMansion with all the upgrades for under 300k.

Yeah I think prices in Texas are little cheaper for electrical contractors. I know the houses are. 3500' custom here will sell for around $300,000.
Same house by me 800k Go figure I will keep saving. Dont forget to figure in 15,000 per year property taxes into that mortgage.

if you're in the custom homes than you need to look at your " per opening count " then relate to your materials costs and since you have experince on the size of the homes you can set your count of wire required per home .
Now her is how I do it ............I count every switch , receptacle , ( duplex or single 120V . ) light , smokies and whips as one as long as as they are 120 V. , as " one opening " and all the 220V. disconnects or appliances as " two openings " . If you're doing door chime, count your push button as one opening , your loop at the trans former as one ,unless you have a rear door button , add one more . do the same if you're installing low voltage for garage door opener so that each end is counted as an opening
and you will end with five low votage ends two for the sides of the garage door , three for your motor connection and one for your push button. Also count your panel at five openings . If you have two or three garage doors repeat the process. since texas is your state I would not know how to rate per opening but ussually I do custom homes at $ 40.00 per opening and if the contractor is high end stuff I go $ 50.00 because you need to consider the constant changes and details they demand from you .Now ,this is for your standard openings only if you have especial equipments or fixtures you need to provide that is separate billing but can be included in the bid .
Your 200 Amp. service can be charged , after you know you cost and labor estimate , by adding a percentage you feel comfortable with . try it and let us know if it works for you.;)

Where I am, if a house is over 3500sq. ft the POCO requires 400amp service.
 
I put a 320 amp meter base and a 200 and 150 panel in the house over 3500 square feet. I do not think it needs it be that large because everything that can be gas is, water heater, heat, cook top etc. etc.

Is this track homes?? Seams low for a custom home with 10' plus ceilings and glue laminated beams. I priced mine on my software at $42 per receptacle.

Yes you are. You should be about $6 bucks a hole to keep in line with the other guys working against you. After all they ought to know, the gc's told them thats what the going rate was down there.
