Portable Hot Tub Fixture

Question: I have a 500 gallon hot tub installed. It is hard wired 220 Vac to the house. It has all the proper wiring and GFCI required. Is it considered a permanent fixture? Is it considered part of the Real Estate?

Your question is odd in that in the title states "portable" yet you still ask the question?

I would define a spa or hot tub as "stationary Equipment" verses being portable or fixed. :)

I agree w/ Bryan. Not to be offensive, but I think we need to consider the hot tub as we would a sink or a toilet. Are you the EC?

I also agree. See 680 definitions of "Equipment, fixed" (which I think you have), "Equipment, Portable" (probably not with hard wiring), and "Equipment, Stationary" (which I think you also have).

IMHO - If the spa is built-in or mechanically piped in place then it is fixed and part of the "real estate". If it is just sitting there with a hard wired electrical connection only, it is stationary. If it is cord connected it is portable.

As an example, in a machine shop:
the air compressor can be fixed in place and plumbed in, removing it would impact the structure piping wereas the machining center is stationary and hard wired but removing it would not affect the structure.
