Radon fan...

I just received a call from a HO who needs me to correct a few things listed in a Home Inspection. One item that jumped out at me was the fact that the Radon fan and Sump pump were on the same circuit.

Does anyone see this as an issue? I have not seen the job yet I'm going in a few days.
 
I don't see it as an issue. Generally, the radon guys do their own electrical work around here and they tap into the closest circuit for the fan.
 
My guess is that both the radon fan and sump pump are considered fastened in place so they could both be on one circuit.
 
Any radon system I've seen installed the radon guys run the power to the fan. They just jump off of whatever is closest. Those fans don't pull much, I wouldn't worry about an overload situation.
 
I just wanted some input on this one. I knew there was no NEC issue but I was not sure if there were any building codes I needed to be on the lookout for.

There's always the concern of one failing and causing the other to lose power.

There's requirements and there's recommendations. Which one is this situation?

Good question, I'm unsure if there's any prohibition for two fastened in place appliances on one circuit. 210.23(A)(2) only deals with one fastened in place piece of equipment.

Yes it is basically an exhaust fan to aid in mitigating radon gas from the installed mitigation system...ie. from sump pit, sub slab, crawl, etc.....and there is no code violation from the OP's question.

Same question, do you have an Article I could reference?

The new buyer of this house is really being a PITA and would listen to the HI instead of HO and me. It would be great if I had some ammo.

Norb I understand the PITA Buyer thing. You answered your question with 210.23(1) and (2) , 422.10....Also, I am sure the installation instructions on the sump recommend an individual branch circuit and possibly the mitigation fan as well but you know how that goes. Unless some one has something we missed I do not have any ammo.

By creating a vacuum beneath the slab, gases are vented through the roof instead of into the house.
 
This is all now a moot point. The HO called and told me the buyer said; "I paid $400.00 for the Inspection and I want everything on the report fixed per my Inspectors request." The HI convinced the buyer that if the Radon fan tripped the breaker the sump pump would be off and the basement would flood.

I'm heading back tomorrow to "fix" this problem.
