Re: Residential Finish Estimate

thank you charlie b for that translater page!

if the ahj doesn't have any recordings of an inspection??? how did the rest of the house get built?? before any deal is made i would ask the inspector to vist the site and find out what he will need to see and if there will be additional permit fees applied -- maybe consider it a rough inspection or partial rough?? just the fact that you want him to understand that you are taking this job at "this point" and the original portion should not reflect any negativity on your reputation. now if all the other trades need permits -- you could get caught up in a snaffu --- time wise! and if the general contractor is smart he will understand your position as a subcontractor to do this work on a t & m basis ----------- if he isn't that smart --- he may not be smart enough to understand labor and material costs and this could result in problems getting payed.

i have been in a situation like this on a large waterfront home, very expensive. some of the sub contractors were getting payed in cash--daily! the owner had a freind who was douling out the cash money. being a ligit contractor i was tracking and recording the charges on a t & m basis. as the home was near completion the owner showed up and he didn't like what he saw. then he figured all the cash that was spent and i had a heck of a time getting paid -- it was one argument after another. boy, talk about kicking myself in the a$$ for not taking the daily cash.............. most of the other-cash paid contractors- had overcharged, and the friend didn't know the difference ---then we catch the blunt of the owner's wrathe!!!!
