I just did a 6500 square foot housr for around $40K. It was a "small" 6500 squeare feet due to the finished basement if that makes sense.
 
the last custom we did was about 9,000 square livable...I wouldn't touch it for under $75,000...but we sold the job for $45,000...the guy who I subbed it too only charged $39,000...so I made $6k and let him have the job and the GC...(the GC was a PITA)...but I honestly wouldn't have done the job for less than $75k, many others would though...

you are just posting out of fun, right? Most customs we've ever seen, material runs about $3+ sq foot when all is said and done...

I've found code minimum homes to be about $1.40 in materials and customs (if not too elaborate) to be about $2.20 per foot. This job will have TONS of extras and that's where the money is.
 
I wouldn't call this a custom house. It does have an elevator and a butlers pantry with 2nd dish, disp,small ref and a future wine cellar....otherwise it's not much more than code minimum. Your basic spec McMansion. He is putting in some AV and future home theatre wiring but that work goes to someone else.

those were the exact words of the contractor who did the custom for $39,000 for me said...btw - there were extras, just not a lot...and the job dragged out so long, that 2 years later, he finally finished...his grand total was $65,000....He lost money on it with all the traveling, set up, clean up, etc...

i don't know MD, like Tori said, depends where in Northern VA...Fairfax county (and the surrounding area) has housing prices that are ridiculously high...

Why not make money on the original contract also. I have no problem making money on extras, but would like to make money on original contracts also.
 
customs are different than tract for extras....you don't have the leverage in customs to bang them for extras that you do in tract homes...

Well, I'm pretty sure I can wire a house for $30,000 a so there is money to be made. Also you wont make *any* money if you don't get the job in the first place.
