I am wiring a 2 family home and I am not getting anywhere with the owner with how to set up the switches for the 3 landings lights [ 1 light on each landing]. Is there a standard setup with how to wire each landing ?

ground fl. a 2gang box- with a switch for outside light and a 3 way to turn on ground floor and first floor lights.

first floor 2 gang box -the other 3way for the ground and first floor lights another 3 way for between first and second fl. for second fl light.

second floor box - has a 3 way between first and second fl. for second fl. light

It sounds like the owner wants the second fl to pay for there light and more.
any help please.

If these lights are in a common stairway they cannot be on tenant panels. 210.25. A "common" / "landlord" / "house" panel is required.
 
Yup..you need a "house panel"...and the LL gets to pay for it :)


EDIT:
For 2 landings - use 3-ways
For 3 or more...go with 4-ways - easy sell to the LL ~ "Less wear and tear on stairs, less complaints about people running up and down stairs, less money when the tenants [if they remember:mad: ] turn them off after using a door.

Or just run the whole shebang on a photocell. But, yes, from a house panel, along with exterior/parking-lot lights, exterior receptacles, etc.

Exactamundo! The exterior lighting already should be PC (or other) controlled; just add the interiors.
 
Here is a NJ tale.....I'm still trying to figure out the rules ???
Existing 2 story; 4 unit building:
- common lighting required to be ON from dusk 'til dawn w/o switching accesible to occupants/visitors (key switch, none, etc);
- no emergency lighting required.

Same city...

Existing 3 story; 3 unit building:
- common lighting switched;
- emergency lighting required.

This from the State's 5 year inspection of rental properties.
